First-Time Home Buyer Incentive

BY: RON ANGELES

Are you looking or considering buying a home for the first time, it can be a little harder trying to figure out where to start.

Here is the handy 12 To-do list to help you when it comes to buying a house!

1. SAVE: you need at least 20% of the amount of home you are trying to buy

2. CREDIT SCORE: Make sure your bill is on the current state, make no significant purchases, and higher credit score means lower interest rate.

3. DO THE MATH: Find a mortgage calculator online, call, and we will do it for you.

4. GET MORTGAGE PREAPPROVAL: Look for the best deal, choose primary and backup lenders.

5. MAKE DECISION: Make a decision now for what do you want for a house? Are you looking for a colossal background to play with your kids without worrying about space? How many bedrooms do you need? Do you want a brand-new house or newly built? List down all of the things you want in a home and give it to your Realtor, and they will help you find a home with everything you need.

6. CHOOSE YOUR REALTOR: Look for experienced and respected Realtor in the area of your choice. Usually, the title “OUTSTANDING REALTOR OF THE YEAR” will help but it doesn’t mean you will focus on them, you can try some realtor referred by someone who became their clients. I recommend JAENA ALANO, a trusted, experienced, multi-awarded real estate agent in her field or Hamilton location.

7. HOUSE VISIT: Your Realtor will take you to the home you like. Bring a Camera, or your cellphone is enough. I guess to take a photo and make notes for each house you visited. Compare it with the other lists you created in item #5

8. NARROW YOUR SELECTION: Time to choose your favorite homes and visit the neighborhood during the day and at night to feel, gauge the traffic, noise, and other elements comprise the surroundings. Consider also to commute from work. And include the resale value in your list.

9. MAKE AN OFFER: Filipino Real Estate Agent is here to make sure your offer is considered, and I will coordinate with other realtors and even to the Filipino Lawyer who can assist you in Real Estate Closings. We want to make sure we all listed all the requirements and based on your budget preference.

10. HOUSE INSPECTION SCHEDULE: Ask for inspection that will check all the details of the house, especially if there is something to fix.

11. FINAL WORKTRHOUGH: go back and make the last run. Check all the lights, sockets, water faucets, drains, toilets, doors, windows, and all locks as possible.

12. Look for a real estate closing lawyer that will help you with the paperwork and other legal documents.

Once you all completed these 12 to-do lists above. I may say, enjoy your and live with happiness! Happy Moving!!!
